Real Estate Acquisition Fees
Registration and License Tax:This tax is paid when registering property ownership at the local Legal Affairs Bureau. The tax is calculated based on the assessed value (re-evaluated every three years):
Land: Assessed value × 1%
Building: Assessed value × 2%
Stamp Duty: A revenue stamp is affixed to the sales contract. The amount depends on the property’s purchase price.
Brokerage Fee: Purchase price × 3% + ¥60,000 (plus 10% consumption tax)
Judicial Scrivener Fee: Administrative fee for property registration and legal filings.
Real Estate Acquisition Tax: A tax paid to the local prefectural government when acquiring land or buildings, regardless of whether registration occurs. Tax notices are typically sent within 2–3 months of acquisition and can be paid at banks or convenience stores. Only inheritance cases are tax-exempt.
Land: Fixed asset tax amount × ½ × 3%
Building: Fixed asset tax amount × 3%
Recurring Costs: Costs incurred during property ownership, particularly when renting out the property.
1. Fixed Asset and Urban Planning Tax (called "固定資産税" in Japan):
Levied annually on January 1 by the municipal government. Payment can be made in a lump sum or in four installments per year. This is a local tax, and in Tokyo’s 23 wards, it is classified as metropolitan tax.
Fixed Asset Tax: Assessed value × 1.4% (standard rate)
Urban Planning Tax: Assessed value × 0.3% (capped rate)
2. Management Fees:
Generally divided into two categories: building maintenance and tenant-related services.
Building Management Fees: For building upkeep and maintenance.
Tenant Management Fees: Includes rent collection, late payment follow-ups, move-in/out procedures, or subscription to rent guarantee services.
3. Reserve Fund for Repairs:
A long-term fund used for major building maintenance such as water tank replacement, exterior wall renovation, or large-scale repairs.
